Columbia, SC and surrounding areas are smoking hot right now.  New construction is up, they can't build fast enough.  My office broke a sales record for March and listing record.  The office has been here 20 years and the company 50.

@Brian Adams Great story thanks for sharing. I'm actually a real estate agent in Columbia, SC. 

Also, not sure if you heard of Columbia Commons, they are turning the old large medical center on Bull street into a 165 acre minor league baseball stadium and a huge shopping center. I would expect property values to take off once this place is built. They officially broke grown on it this past December.

Hello fellow investors!

I am Matt Granger and I am a real estate agent with Russell and Jeffcoat.  I've been an agent since last June after retiring from the military.

I enjoy helping investors finding deals in The Midlands of SC, which includes, Columbia, Lexington, from Lake Murray to Lake Wateree.

I've been fixing up houses since I was a kid, I can do tile work, wood floors, minor plumbing, minor electrical, painting.  I'm actually completely renovating a property I own currently, First time for me installing kitchen cabinets, just finished installing the lowers today.....No I will not do this work for you, I just want to share with you that I have an idea of what's involved.

Kershaw county near North East Columbia is a good place to look for property, the taxes in Kershaw county are cheaper than most counties surrounding Columbia, but good luck finding a multi-family.

You can answer a lot of those questions by inspecting the property and doing the research in the neighborhood.  If the property is in good shape, then it's just a matter of finding/screening tenants that will pay you each month on time.  I looked for a property disclosure for you too, but one isn't uploaded

Chris I looked up the history in MLS on this property. They actually been trying to sell this since November of 2012. The listing also says the HVAC is missing, and I would assume that means both of them. Not sure if you took that in consideration.

welcome Craig, I am a agent in north east Columbia, I work in a office with a lot of new construction and I love working with investors.

I agree with Will above. If I screwed up some how or didn't meet your expectations, I would like to know, so I can fix the problem if it is a legitimate issue.

Personally as an agent, if i sent listing outside of my clients search criteria, I would explain why I did it at least. Sounds like he just did a zip code search and blasted out all that showed up on MLS, it's not hard to find exactly what someone is looking for with MLS...and if there isn't alot in the target market, you explain that when you send out other listings.

Welcome to BP, I've put my investing on hold for the time being and concentrating on my real estate career. I like to work with investors, but I am at the mercy of MLS. I do have a couple properties that I know of that aren't listed but that is it...a couple lol
