@Nathan Hamblin great post man. Welcome to Houston soon :). Sounds like you’d be a great agent. I changed career paths as well and wanted a place that would continue to grow my skills, business acumen, and me as a person. I started my real estate sales career off at KW and never looked back. That was over 6 years ago. With what you described about yourself I think you would be a great fit. Check out KW Met when you come to town.

H.I.T (Houston Investment Team) is a central (inner loop) meet up for Houston, Texas. The name H.I.T. was born out of the foundational idea that Bigger Pockets promotes being helpful to one another and being a "team" as we embark on, or further, our real estate investment journey.

This meetup is for distinguished investors and the newbie as we all have things to gain and learn from each other.

Our March meet up will be held at the Frontier Title Company. They graciously allow us to use their fantastic office and conference room with views of downtown and memorial park. There won't be any sales pitches, guru bs, or items for sale. This is purely a meet up for like-minded people looking to share and grow with others.

Join James De Stefano, part of the Gullo Group team, as he discusses his past and present real estate deals. As a current landlord and real estate agent, he will share some best practices, along with a few lessons learned along the way. He will also go over some of the mental hurdles ( that many investors go through) when trying out something new and challenging. Come ready for an interactive discussion!

@Trottie McQueen it is for real estate investors. A few agents attend but mainly people looking to invest or already investing. We have speakers each month that provide tips and tell us about there journey.  Would love to have you attend next month.

Jake, you need a good agent that knows that property type or someone that has MLS access and know that property type to pull comps and see what's been selling in the area. If there aren't any comps and the only thing comparable (or better as you mentioned) is 5+ miles away or in another area of town you could run into appraisal issues. A client of mine had a 4 plex under contract with us representing her and this issue came up. While it wasn't a 203k loan the deal died without an appraisal. It could have been kept alive with cash or perhaps private money if someone was okay with cash flow and no appraisal.

Sounds like you have a good property and just need to see it, get aligned with someone you trust that can run true comps, take a look at the main house if you can, and see if the 203k is going to be an option with that particular property.
