My wife and I are out of state investors currently living in Texas, but looking at purchasing rental properties using the BRRRR Strategy (Buy, Rehab, Rent, Refinance,Repeat). I was born and raised in Powdersville looking to build a portfolio in the area. My wife and I both attended Clemson, but work has taken us out of the area and into Texas.

We want to reach out to the group as we are looking to network and build connections with successful real estate investors in the area. Some of the key areas we need some recommendations are:

- Lender - traditional and hard money

- Property Management Companies that work in the upstate (Easley, Pickens, Clemson, Anderson, Travelers Rest, etc.)

- General Contractors

Right now we are looking at single family/dublex that have a minimum ARV of $80K and up with an all in purchase price and rehab at 70-75% of the ARV.

Please share any recommendations or contacts that you have.

Also, if anyone is looking at Real Estate in the Dallas/Ft. Worth market let me know as wei have a lot of connections out this way.

Thank you for the thoughts!  Not being able to see the properties is my biggest fear as well.  My whole family basically lives there and have their own rentals, so there is some built in support.  But again, not the easiest thing to balance.  It certainly is a great place and growing fast!  Almost too fast.  Not the quiet town it used to be.

Thank you for the help! I have been going to the REI meetings in town here and have started to get some really good ideas/contacts. Most are in DFW, but great ideas for putting together a team.

I was not aware of the Upstate CREIA meetings.  My family still lives in Easley and interesting enough my wife and I both graduated from Clemson a little over 5 years ago.  Thank you for the ideas/group in the area.  I will definitely be looking into it! 

My wife and I currently live in Dallas, TX and looking at out of state investing.  I was born and raised outside of Greenville, SC, so very familiar with the area in the upstate.  I am looking for some assistance on things to keep in mind and pros/cons to doing out of state investing.  

On top of this, I would love to connect with anyone in the upstate that would be willing to chat who has experience working with other investors out of state.  I am looking to gain insights around financing, property management, and off market properties.

Hi All, 

It looks like Tenant Cloud has made some updates since the last posting on it and I was looking for more recent feedback...

Does anyone have any recent experience with it and their thoughts on how helpful it is?

Do they charge a payment processing fee to the landlord/tenant?

How is the app to use?

Is the application and background check tools easier to use and providing better results?

Any other feedback is greatly appreciated!

My wife and I are getting into to buy/hold rentals in the DFW area.  We are currently in the process of meeting with contractors to work with starting Jan 2017.  As of right now we do not have any properties, but are looking to buy three properties over the next 12 months.  If all goes well, we will be looking to increase that to a min of one a quarter going forward.  

If anyone has recommendations or referrals for a great GC in DFW, please pass them along.

My wife and I are targeting rental properties using the BRRRR Strategy in the HEB area of DFW. Looking to understand the rental market in these areas from other investors who have been having success. We are targeting 2/1 to 3/2 single family homes. What are the rental rates others are seeing in this area over the past few months?

Trinity Title of Texas is another great one to work with! They have a few lawyers that they work with as well that can help with the contract side of things! They have multiple locations across the metroplex which is great and easy access!
