I make no such claim . I trying to tell you that I was approched by the developer and that is the way they want to do it . They want me and whoever else they have enlisted to refer pre-quallified serious investors . They don't have time to weed through the rif raf and lookey lieus . This is what they told me . Sure they do some weeding but the bulk of it is done this way . I have sent you an e-mail so you can check out all the links . They feel it is only fair that we do the loans but there is no way we can demand it . Maybe I did not express myself right . I have nothing to hide I have givin all the links to see for yourself . I would just like not to get circumvented since I am the one who turned people on to this . If and only if they feel it is right for them . Let me ask all of you this question . If this truly is a good deal for some of you do you not think it fair that I get the referral and the loan ? Or do you people go out to eat and stiff the waiter or tip a waiter that has a different table . I will tell you all another thing I will do my best to find the best loan program rates and fees that I can for my clients needs . But if he pits another broker against me and trys to cut this and cut that in some kind of price war . I tell him just to go down the road I learned long ago from one of my mentors not to deal with shoppers . You will cut and cut and cut untill you are making no money and they still will go to somone else in the end .

Yes this the kind I got rid of and will never use again . Another thing they did they collected the rent and if it was late they kept the late fee . If the rent was due on the 1st we did not get paid untill the 15th so if they really paid on the 6th we would never know but a lte fee was chaged and kept by the PM . With my new PM we get the late fees not him .

I never said they had to use me as the lender . I said they had to be pre-quallified and referred by me or one of the other LOs . This is a program that is reffered by LOs . Not the other way around . Let me be more clear . If you were to call them direcly they would take a long time to get back to if at all but if you were referred by one of us things woud move to the next step quick . If you wanted to use another lender at that time you could it is a free country .

You may want to look into a turnkey investment . See a virtual tour . And if they are brand new no rehab needed . Check out their research and do your own as well . Make sure the area has strong demographic growth Look for a strong growing and diverse economy , look for an area of growing retirement population , look for new and substantial infrastructure changes . Only buy in undervalued markets . Always acruire property with strong potential for apprecition . Look for tighteng vacancy trends and always provide the rental that renters prefer.

I am not the only one who can pre-quallify people . But that is the only way they will respond to anyone at this time . I am sure they have others enlisted to pre-quallify people . So let me put it another way you must be pre-quallified by me or one of the other LOs that they have partnered with for them ( I am not privy to who they are )to go to the next step with this . I just happen to be one who made the post on this forum . Most Real Estate agents require clients to be pre-quallified before they will show them properties so this is reall no different . All legal .

No I am not kidding . I have been enlisted by the developer because they are overwhelmed . They do not have the time to weed through all the people that call them . So they will only take seious pre-qallified investors . Like I said do your research if this is right for you fine if not fine too . I feel this is a solid investment otherwise I would not be involved in it . I really don't understand all the negitive vibes I am getting before anyone has looked into all the facts . I before you on this forum pass judgement on someone have all the facts first . It is ok but are we not all here to find deals network and make money ? That is my focus and I don't want to get into ripping other members . And yes I know I did correct someone on a typo and have no doubt made some myself . I also made the mistake of thinking just because this is the right investment for me that it may not be right for everyone . I was so exited when I got this opportunity that I may have come on too strong . So I will take it down a notch . All I ask is that you see what it is about and go from there

You are wrong . This is not being sold as a project as a whole . Each unit is sold one at at a time . An investor can buy as many as they want to . Please do your own research and read the data . If you need more data please PM me . After you have done your research and read the data you will see the whole picture . This is an under valued market so I don't see the price being driven down . But please by all means check it out and have all the info .

That is all very well and good . But my current property manager does not keep a deposit account . He either pays for the services or has the venders bill me directly through him . He is very trusting of me in this respect so I am lucky to have him .

There is a website and I am sorry I don't have the link but I have been to it . If you google notice of default you will find it . It gives all the notice of defaults in the country . They tell the amounts of debt .

I paid for the lawn and pool service because if I didn't they would both go bad . As it was they parked on the lawn and ruined it and they blew out the pool filter due to overuse . But if I did not provide those sevices it would have been worse . That is why I sold that house and I just have two condos far less headaches there .
