Hi Jacob, 

Glad you made it to the site.  I'm pretty new here myself.  

I've found J.Scott's books on Flipping Houses and Brandon Turner's Rental Property books extremely helpful and motivating.  I highly suggest picking up those books and reading through them.  I also find the podcasts to be extremely informative.  I basically started at episode 1 and am working my way through them day by day on my commute to/from work (it makes the drive much more tolerable).

The "live-in flip" idea sounds like a great idea!  You might check out Houston's Foreclosure sites and see if it's possible to pick one up there.  That'll be a good way to pick up homes for cents on the dollar, allowing you more money to put into your flip.  Keep in mind you'll have to live there 2 years to avoid being hit with capital gains taxes.

Hey Carlos,

I find it best, don't kill yourself trying to find hundreds of people for your buyers list.  Find your list of buyers you know are action takers.  Quality over Quantity.  Try to make great/trusting relationships with a few "go-to" buyers and you'll be successful.  It'll cut down the time you'll spend chasing a buyer and give you more time chasing the deals (which is where you make your money).

Meetup is a great resource to plug into events around Houston. Just search Real Estate and you'll find more meeting than you can shake a stick at.

You can also find a lot of people who would be interested in partnering up and use private money instead of hard money lending. That does usually mean you'd have to share profits but it is a great way to learn the process from those who have been around the block so to speak.

Hi RE Houston Investors,

I recently moved from an overseas assignment back to Houston.  I am wanting to get into the business (just like everyone else) of flipping.  I have some buy and hold experience in Colorado but flipping just sounds fun and exciting.  

I am a private money lender.  

I want to pay for my education, not through GURU's but through on-the-job experience.  I have the ability to fund deals and share profits in order to learn to flip.  If someone has a flip deal, and you are looking for funding please reach out and we'll talk about how I might be able to help fund your deal while you help me learn the process and WE can both profit.

I am analyzing a couple 4bd/4ba and 3bd/3ba condos in College Station.  As an ex-Aggie I know there are great buy and hold opportunities in the areas around the school. It's been almost 10 years since I've been in C.S.  What does the current rental rates look like for the properties I'm analyzing?  Also, in your opinion, is there more value in being within walking distance of a bus route vs. not?
