Hi @Carmelo Alba - I would suggest going to REI meetings to meet other investors face to face, get in touch with wholesalers in your target area and let them know your buying criteria/strategy.

rentometer.com will give you a ballpark for the area.  I would use multiple sources; realtors, craigslist, prop mgmt.

@Mark Campo 

This is a very specific question, it all depends on your DTI ratio. Most lenders will not count your rental as a source of income unless it has been rented for 2 years and you can prove it on your W2's. Call around to local lenders any get an idea of what you would need to do to qualify. Small residential banks often times are more lenient than big banks.

You may be able to find something off H street in SE. It is going through a transformation and values are still relatively low. 5-10 years down the road it will be a completely different area.

@Ryan F. There are people that would not like that open concept style.  In my opinion, there is less people that would be turned away from a conventional 1 bdrm.  

Depending on your time frame you can post 2 dummy ads on craigslist for a similar location and gauge the interest of each. You will find your rental price point as well.

@Alan Charles They may have some tax relief programs in your city. Baltimore has these types of programs but many are for owner occupied homes.  Read the guidelines carefully before you apply.
