My current interest is in buy & hold out of state @Eric Belgau (thanks for the tip as well!). I live in an apartment fairly close to Van Nuys and Sherman Way...it isn't too bad ;) As for investing in the San Fernando Valley, there are some deals here, but from my research they are better for doing flips.

@Brian L. I am expecting it to be at least a little bit of sales, but hopefully it will turn out to be a great networking opportunity!

What should I expect?

Any major tips you have for a newcomer at a REI meeting?

Yesterday I was doing some research and found a 4-unit property in Lancaster CA that I ended up contacting the agent for some more specific info.

She wrote back stating the property was in escrow but asked if I was to put an offer would I be financing the purchase or a cash buyer.

When I explained that I would try to use a FHA loan she said that a FHA loan would not work for the property because, even though it is on title as a single family, it has 4 homes on it.

Do the types of structures on a property determine if a FHA loan will work for the property?

The property above is 4 separate small houses on one property (one 3 bed, one 2 bed, and two 1 bed homes). Is the reason it would not work for a FHA loan because the 4 units do not have any shared walls like a standard 4-unit or less multiplex?

Hi!

I am looking for some clarification on the MLS.

In California only real estate agents, brokers, etc. have access to do deals on the MLS, correct?

Since I am not a real estate agent, I can use websites like www.themls.com to do guest searches for research purposes.

Does that sound correct?

@Derek W. did you have a bad experience out of state (only if you don't mind sharing)?

I am new to real estate investing, living in Los Angeles area, and am trying to see all angles of investing out of state.
