Hi All,

I'm in the midst of buying my first rental property out-of-state in Indianapolis and would appreciate any input you could offer.  The property (a 3:2 converted from a 2:1) is located in the Bates-Hendricks neighborhood on Lincoln Street.  Anybody know of a great home inspector in that area I could utilize? Any recommendations on a good property management company that I can establish a relationship with as a back up (the current PM is Park Place Property Management) in case things go south?  I'd love to hear anyone's experience with that particular neighborhood/street.  It seems to be an "up and coming" area adjacent to Fountain Square.

Great posts, guys--helped me clarify my own plan. I've a HELOC pending on my primary residence and planning on using it for a modified BRRR out-of-state. It's good to know that you can cash out-refi right away on an all cash purchase.

This might be a naive question, but with cash purchases the fees would be for title insurance/search and some sort of transfer tax/recording fee, no? Am I missing anything else? Is an attorney recommend for closing on a cash purchase?
