Need Guidance on Indianapolis Turnkey Deal

Hi All,

I'm in the midst of buying my first rental property out-of-state in Indianapolis and would appreciate any input you could offer.  The property (a 3:2 converted from a 2:1) is located in the Bates-Hendricks neighborhood on Lincoln Street.  Anybody know of a great home inspector in that area I could utilize? Any recommendations on a good property management company that I can establish a relationship with as a back up (the current PM is Park Place Property Management) in case things go south?  I'd love to hear anyone's experience with that particular neighborhood/street.  It seems to be an "up and coming" area adjacent to Fountain Square.

Bates Hendricks has been getting a lot of attention from the show Good Bones on HGTV, so that may be why more people have been looking in the area. I looked at properties there probably a year ago and was not happy with it, but things may have changed since then. It was touted as a possible "next Fountain Square", but it's actually quite bigger than FS, with less attractions (restaurants, shopping, etc), but the proximity to downtown makes it appealing. I wouldn't say that it's turned the corner yet, but there is potential. I know there's a couple other rehabs on that street as well.

I'm happy to put you in touch with a couple property management and inspection contacts as well.
