 Calls are always better and Reonomy has decent phone data.

Would love to hear some strategies you have to market for new clients.

To date, I have boot strapped through networking and posting Reels on the topic of STRs, which has grown my business to 11 properties under management. My primary source or leads is from Facebook. However, I really want to A) accelerate growth and B) pivot to managing luxury and unique spaces. 

I'm also looking to buy some mom and pop STR management company's to accelerate growth.

Would love your insight.

Thank you! I took a major L this year by getting into a bad STR arbitrage deal from Aug-Sept. Luckily I cut my losses but sure didn't feel like a win!!

 Yes I did a cash out on the duplex last summer, which is how I bought prop #2 (single family) I don’t think I have much equity now so I may need to wait a few years if I decide to do a 1031

My target is properties that gross 50K or above. I recently dropped a property from my mgmt company that had so much potential but didn't hit that target due to owner not being willing to update and decorate the property to our recommendations. I recently hired a VA who does books.

Hello all! 

My name is Merritt, first time poster here. I bought my first investment property in 2013, a duplex, as a house hack. Two year ago, I turned on of the units into a STR and have since caught the bug. Since then, I've started a STR management company (Nov. 2022) and have scaled to 11, soon to be 13 units, under management.

On the investor side, I own a SF property that I first ran as a STR arbitrage deal for around a year. The SF is still an STR and I've since converted both units of my duplex to MTRs.

Goals: 

I'm consider two routes for the two properties I own: One is selling them on terms and becoming the bank. I like the idea of turning those investments into truly passive cash flow.

The second idea is to sell both of the properties and use the funds to buy and invest in an STR super property. Both of my properties are in the city and fall in the economy STR category, and my dream is to pivot into the luxury STR space.

My other goal is to 3x my STR management company. We brought in 350K gross revenue in year one, and I'd like to break 1mm in 2024. One of the ways I'd like to do this is by buying a STR management company, or contracts from other companies.

Hello,

My name is Merritt N. Harris. Longtime reader and podcast fan, but new to posting. 

I'm currently working with a industrial real estate investing company.

I also decided to try my hand on the acquisition side of things, chasing off market industrial warehouse spaces. (If you have a property send me a DM and I'll send you our buying criteria, we only buy in 250K population metro markets)

I've been involved in real estate for over a decade, but the commercial space is new to me. One of the things I've always loved about real estate is the variety of ways you can get involved in the space!

 I also own a small short term rental management company that is currently managing 11, soon to be 13 STRs.

I own a duplex and a SF investment property. The SF is a STR and both units of my duplex are MTRs.

We are a national buyer of B and C class industrial, with our sights set to buy 100mm in this class in 2024. We currently own 68 properties in 10 different states. We love distressed properties. Our buying criteria is as follows:

- 10,000 sf and up warehouse
- Distressed/value add
- 250K metro market and up (30 mile radius)
- Single story
- Minimal Office sf
- Clear height of 12 ft and up
- Single or double tenancy preferred
- 12 CAP or a path to a 12CAP
- Happy to pay broker or assignment fee if the numbers work
