Cleaned out a rental I purchased and hauled 3 truckloads of garbage to the dump. Does everyone just classify this expense as line 27a Other Expenses?

Thanks,

Merrit

Peter T.

I like that and probably will just give him cash for a few hours of work.
Thanks for your suggestion.

Sounds good. Thanks a lot Kim.

I just need some leaves raked and have been reading the IRS rules on what makes someone an IC.

If I let let him set his own hours, provide his own tools, and pretty much do his thing to get the job done (my leaves raked), then I can consider him an IC.

Also, as I understand, I don't have to file a 1099 MISC if I don't pay him more than $600.

Can anyone give me some advice on this one, or your experience on a lawn raker, or perhaps cleaning lady to clean my rental?

Thanks for your time,

Merrit

Thank you to everyone for the advice and insights.
It’s a blessing to have such great resources for resolving difficult situations in my unchartered waters.

The property was not in my name when I had the trees cut down, but I do own it now.

Sure could use some advice on this one.

I bought a rental and the lady living in it has four cats.

In her previous lease agreement, she agreed to having no animals, but obviously that did not happen.

Now I have also told her that the cats have got to go, but I believe she will just hide them from me since I have to give her 48 hours notice before I enter the premises.

The only solution I could think of is to ask her to agree to a couple of random checks a month when she is not home.

This troubles me, because I do not want to infringe upon her privacy.

I could also just tell her I’m not going to renew her lease, but she does pay her rent on time and I don’t want to kick out a single mother with two small children in December in Montana.
I really don’t think I can trust her since she has already broken the lease with the previous owner, and she did not have them out of the house by the first like she agreed to.

She had been letting the cats poop in the basement, and there was a pile of cat poop 3 inches high over in this one corner.
On top of that, they run all around the neighborhood and cause more destruction. My 90 year old neighbor lady was begging me to have her get rid of the cats.

Thank you in advance for all your help,

I have a buy/sell on a rental property but have not closed yet and decided to have two trees removed.  One of the trees was growing into the power lines, and another one had broken branches that could have fallen on a car.

Can I deduct this expense, or am I out of luck since I did not officially own the house at the time of the tree removals?

Use a razor scraper.

I did carpet tear outs for five years. This works the best.
