Hi Sean, I've heard of this concept previously & wondered the same. Sorry to see no one here, including myself, has had any encounters with someone actually doing this. Lenders would most likely approve something like this for a military/veteran married couple or a syndicate with contracts in place. I'm assuming you'd want to use this benefit for a new construction to get exactly what you want built, since finding this type of property already built & ready for sale isn't ideal, not impossible, but not ideal. Also, the instruction said "MAY", so maybe the business unit isn't necessarily needed. But, let's say you did have to build the business unit. You'd have to then construct a mixed use property with 6 residential units above it (if it's two veterans). You can add more veterans to add more units but they may not want to tie up their entitlement into this venture unless it brings in some major profits, or else they can go acquire their own owner occupied 4 unit & make their own profits.

I'd love to brainstorm more about this idea with you if you're still pondering it yourself!

 Hi Ben! Thanks for the welcome! Are there any meetups or groups you recommend joining in the area? I currently don't have any investments (Sold my home in SoCal Feb 2020). I'm working towards an owner occupied 4-unit for myself in about a year. I'm also trying to get my life partner an owner occ 4 unit as well so we can both take a step towards longterm ownership. Do you personally own any assets?

Hi Everyone!

I'm a prospective new RE Broker in the state of Colorado. I'm about to take my exams after finishing the extensive education portion. I like to be ahead of the curve so I'd like to introduce myself before passing examinations. (Disclaimer: Not a current license broker yet)

I'm a military veteran with experience as an electrician on fighter jets & special forces in the Navy for almost 9 years.

After that career, I decided to run my own Campervan building business in Southern California with some proceeds from my 401k & sale of my first home. That was a very educational experience as a small business owner. Once the economy started to slow, I decided to get out of small business (was gouging me dry) and jump into my next passion of Real Estate.

I moved to Colorado and now I'm on the path of getting my RE Broker License as well as attending University of Denver to acquire my BA in Real Estate Development.

My main priority on this forum is to learn, share information, and help others attain a lifetime of wealth & purpose through their real estate goals.

I'm hoping to meet like minded brokers, lenders, title companies, developers, property managers, & investors that believe the most important aspect of this business is providing more value to others than you receive.

Without people, we'd never have any business or a fruitful life.

Let's get to building a better future.

Ever think about creative financing since rates are "high"? You can find a seller willing to do "subject-to" or a seller that own's their home outright to do seller financing where they're basically the bank for you. You can try to find someone that owns a duplex. tri, quad, or even more units and wants out of the game but they want that residual income & interest. Usually, no credit checks, smaller down payment, & you can negotiate terms/price. There's tons of information on this forum about that route. Good luck!
