You can't beat the Florida weather and the west coast of Florida is great for a second homes or investment properties.

@Ancel Pratt a HELOC with be near impossible but there are lenders out there that offer 1 day out of Foreclosure, BK, or Short Sale. These options are not hard money either.

Find a mortgage broker in your area. With 30 days worth of pay stubs you should be able to go conventional. Just because you were in a different country does not mean you don't have a 2 year history.

Most lenders and brokers will have some type of portfolio options for you depending on your scenario.

I would reach out to a broker and they should have a few options for you.

@Patryk Mag I think you will need to stay with the 30 year if you are trying to keep your payment in the $1200 range. Taxes and Insurance are costly in Florida so I would do some research on that before you set your eyes on a purchase price of $250,000. I would also compare a Broker and a lender for rate and fees. I would also compare programs like the 1% down conventional and 3.5% down FHA.

I would reach out to a local broker in your area that is approved with many different lenders.  Non-warrantable condos can be hard unless you speak to the right person.
