Is the city responsible for the sidewalk in front of my property? The side walk in front of my property has turned into a tripping hazard As some of the cement has cracked and lifted and I want to know if I Would be sued if someone got hurt.

Hi guys. I have a 4 unit residential apt building under contract that I will live in once its fixed up. We estimate about 3 months for rehabbing(with a 203k). 

Anyone know of a good insurance company that will insure an unoccupied rehab property. I'm having a little trouble finding one with good rates. The sooner the better. Im in Philadelphia.

Hi guys. I have my first house under contract, a multi family. As you know the closing costs are extremely high. Do I need to pay for an inspection from a licensed home inspector ? Being as though the house needs alot of work and the lender knows this, is it a requirement? Or does the 203k consultant do an inspection? Also, do I have to pay the 203k consultant up front, At closing, or can I work the fee into my loan??

Hi all.

Im looking to buy a duplex that's zoned Rm1 and turn it into a triplex. It has 2600sq of room. Is this something that is possible to do? What steps would I have to take to change it?

Hi bp. Putting an offer in on a property that may be getting multiple offers. My agent wants to waive inspection contingency. This is my first time buying a property and going through these Steps. Is this common? Is there any benefit?

I also opted out of purchasing the insurance in the beginning and they told me that they then can not clear liens, judgements etc. So I agreed. Now they are basically saying the seller needs to have a policy to be covered?

Im currently under contract to purchase property all cash and in the title process. Do I need to purchase title insurance? 

Im confused about what it is that the insurance will cover. I thought it cleared all liens and judgements on the property but the title company is now asking me to see if the seller has an owners title policy to clear previous owners judgements.

I asked them is it necessary if im getting title insurance. They said if the judgments are still owed, the seller will have to pay at closing. Minimizing the amount he walks away with( its a cheap deal to begin with)

Im confused about the title insurance/judgment clearing process. What then is the point of me purchasing insurance.

Question about the Fha 203k loan that I cant seem to find a direct answer for. 

Simply put... Can I get the 203k home improvement loan on a home I bought with all cash? ?
