Shane, congratulations!! What an exciting learning adventure---my heart was racing, I was on the edge of my chair . . . wanted to see what the next episode would bring!

No seriously I was smiling and my pulse did quicken because your excitement of discovery was contagious.

I've had some experience with seo and blogs and writing etc. I was a ghostwriter for a few blogs for a couple years. It can be fun; and it can be frustrating at times.

Everyone that contributed to this thread made it such an amazing read and lesson. I learned a couple things. I totally agree with Roberta about the guest blogging. It has true seo value and helps build your presence in the arena.

Even if you are just sharing what it's been like in your shoes up to now. There are lots of people out there that could benefit from it. You could share a story about working with a seller and the outcome---packed with the true emotions felt on both sides of the table.

Once a mentor of mine (that I wrote for) told me that my stuff had value even if I didn't feel I was an "Expert" in my field and that I would be selfish to NOT share it.

Those words have rung thru my mind many times. There is always someone out there that is a few steps behind that your article will help.

It's so exciting to see you succeed. It pushes us all forward!

"While I can't prove it, I bet that any networks with others, that learns how to value a property, can identify the best transaction for a property and knows how to structure that deal will be more successful than following any guru system or trying to do specialized deals, just logical I'd say!"

Will, I worked as a bird dog/flipper with a friend back in 2003. I did the marketing and phone work and she did the rest. I was able to find a few deals by working with preforcs. Is that what you meant by the comment above?

Aj P, I've used the help of a contractor friend to compute rehab costs. . . then, like a veteran investor told me, always add an extra $5-10k. It's better to be surprised than shocked and dismayed.

Hi Karen, Thanks for the welcome. Have you checked all the usual places, realtytrac, redfin etc? for forcs I mean. OC is so big it seems unimaginable that there isn't anything. But I reckon it is a shark tank lol.

What have you been doing up to now in crei? I guess i should check out your profile before asking, right?

Hi Brandon,

Looks like you are new like me. I've learned that it takes a LOT of studyinginginging to really wrap my head around aspects of this biz.

A mentor friend of mine said that this is like learning a foreign language---I agree. We might understand the word(s) but the whole concept and when best applied is a deeper subject.

In the beginning of learning creative real estate we can all get a bit antsy and want to get ROCKIN' & DOUGH'IN however the wisest move is to tame those rockets and study then choose a real estate niche (super important in the beginning imho) and WORK IT.

There's lots of good info here for free. We are lucky newbies : )

Yes Loc. I had an opportunity to buy here back in 1975 but my then husband said I was nuts. heh heh I was nuts to listen.
