WOW! Great topic.

I heard once that when we stop learning we die. I also heard that a grave is just a rut (closed in on all sides).

Why stop what we love doing. If it stimulates us, gives us a reson for gettin up in the morning, and we are contributing to the grater cause the real question is . . . why NOT be a deal junkie.

SUCH a great thread. Wish more would have participated.

There are good suggestions above. As for me I wouldn't want to live with my tenants---as nice as it would be to live for free---it would drive me nuts.

There are great ways to do crei deals with no money (still save it though for marketing and such) and just some studying up on Lease Options and Subject to deals. This is the perfect market for those.

If you like the idea of being a landlord it can be the perfect time to buy at this historic point in the real estate industry.

So much to choose from . . . like a box of chocolates and just as yummy ;>

Let us know how you're doing and ask questions . . . a lot.

I have a few pre approved buyer that want houses in Santa Barbara. They answered to my postcard mailing.

A couple of them have mls access so they know what's out there but they still want my help. Go figure, the agents told them to pick out their house and then they'd help wrap it up.

I also have people that want a l/o.

A couple of my buyers would even like to have a cosmetic fixer. The price range that the pre approved buyers are at is 600, 700 + 1.2mil

So I'm wondering if you know some rehabbers that might be finishing houses in the near future. Maybe I could hook up with them and bring them a buyer.

I am mailing to my local area to attract sellers but, whew, I gotta find some.

I am a Santa Barbara real estate investor looking for a few agents who are comfortable working with investors. I have a unique proprietary system that I use to develop a win-win scenario for my agents, the sellers, buyers and me.

Experience NOT needed. I'd rather have hungry, eager and trainable agents than experts who argue with me all the way.

Each of my agents gets their own zips at their choice so there's no competition amongst them.

[b][u]I also need mls access.
Sometimes I get a deal at a time when my agents aren't available. In this shark tank I have to move fast.

I work with a great group of cash buyers. I am looking to close 2-4 deals per month---yes, it will take some hussle and I'll show you how.

And yes, I am always looking for more cash buyers.

It is sad to me that some people who once had a viable plan and success now make their living talking people (trying to sell) about a course that is over priced and a system that doesn't deliver.

They could be making a difference in the industry and people's lives like my mentors.

Money isn't the root of all evil . . . the LOVE of it is. But then, I guess some people have to learn by their expensive mistakes. I will ALWAYS do what I can to to expose fraud and expose the real diamonds.
