Hi, I am noticing the HUD lists and Forclosure sites that claim to have free listings then when you sign up it says they cost $1 and then my cc will be charged ranging from $30 to $50 a month depending on the site. Are there any sites to look at distressed properties for free? Thank you.

Hello.  Every site I have found that says free forclosure list ends up costing a $1 or it has a fifteen day free trial then I am automatically charged $30 to $40 a month.  My experience with this type of advertising is that it is not that easy to cancel and I had to actually cancel my credit card in order for them to stop charging me.  Are any of these sites legit? Do they really have properties that are 50% lower than market value?  I live in Southern CA and find that hard to believe.

Hi. My question is to find out what all the expenses of flipping a home besides the obvious.  What do we own the IRS on the profits? If we put the profits back into another home to flip do we still pay IRS or can we defer payment. Do property taxes kick in as soon as we close on a property? If so, how much?  Basically, what are the hidden costs that a flipper may not think about?  Thank you.  Melissa
