@Misty Syts Those are great areas to be researching. As you start your search, be sure to hire an experienced agent that is knowledgeable in their vacation rental market so they can guide you to areas with rental friendly regulations.  My STRs are in Michigan, but I do a lot of work in the Florida markets.  The Florida panhandle was recently rated number 1 for best return on investment in a study by Rented, Inc.  That being said, there are tons of areas in Florida that are great for vacation rentals.  The southeast coast of Georgia; Charleston, Myrtle Beach and Hilton Head in SC; and the Outer banks and Wilmington in NC are all popular vacation rental destinations as well.  I would be happy to connect if you'd like an agent referral or want to talk further about those markets or short-term rentals in general!

Since there are many international travelers that come to Kissimmee, the vacation rental market has been a rollercoaster with the travel restrictions and Disney not being fully reopened.  I think the demand for real estate is still high as many people working remotely have decided to invest in a second home.  I also predict that the rental and real estate market will bounce back as soon as the parks are fully open and travel resumes. 

The Kissimmee area is a destination that brings in multigenerational travelers, so anything above 5 bedrooms is desirable within a few miles of Disney and is considered prime real estate for vacation rentals. Most guests want a pool and updated amenities where they rent. South facing lots seem to rent at a higher rate. I have a great agent referral is interested!

Hi Austin, It's important to have an agent who has experience with short term vacation rental investment properties to help you find the areas that have rental friendly regulations and desirable locations for guests. Let me know if you need a recommendation! It looks like Palm Springs has some regulations like licensing and inspections. Sometimes cities will also require licenses and inspections for long term rentals as well. I have STRs and LTRs (in the Midwest). A positive to LTRs is that you can set it and forget it if you have good tenants. A pro to STRs is the profit can be much higher than an LTR. You can consider trying the property as an STR and then turn it into an LTR if need be in the future (as long as it follows the regulations).

Hey Joe, you had mentioned in a previous post that you will be updating the countertops soon and since you have already painted the cabinets and have a more modern looking grey floor, the Henderson grey set looks like it would be a good fit.  I don't think you could go wrong with getting new furniture and having it be a new, yet traditional look.
That being said, if you really want to do the 1950s theme, the grey metal table could work but you would need to be sure to find matching chairs and other tasteful furniture in 1950s style throughout the house to continue the theme.  It may be more difficult to collect the antiques and still decorate it tastefully.

@Ruben Correa people are still buying investment properties!  Many popular vacation rental markets have high demand and low supply right now for real estate.

Southeast Georgia along the coast are popular vacation rental destinations.  A study done by Rented, Inc. rated the FL panhandle for best return on investment if you are looking outside of GA.

@Christina Robinson Hi! Do you want to stay in FL? It depends on your budget and if you are looking for coastal or not.  Rented, Inc just published a study where they rated the FL panhandle to be the best location for greatest returns on investment.  The hottest vacation rental markets in FL seem to be Panama City Beach, Orlando, St. Augustine, Destin, etc. We have clients that invest in various markets in FL!

If you are considering short term vacation rentals, there are certain neighborhoods that are more rental friendly with regulations, so make sure you research rental restrictions when you are looking for a property!
