Post: Is it a good time to buy a Single Family Home now or rent?

I am new to bigger pockets and have been selling residential real estate in Las Vegas for the past 7 years. I know everyone has their own opinion and not sure if this is helpful or not, but I think prices are actually high right now and we are seeing a lot of appraisal issues, and most of my investors are actually cashing out. Rents are still relatively low so I'm not sure the returns are that strong, and we have over 8,000 homes for sale right now and are selling approx 3,000 a month. Yes lower price points are getting multiple offers, however that's because the average sales price is now above $225,000. I'm not sure when prices will start to drop, but it is happening in certain neighborhoods already. So I would agree it's a great time to sell and cash out, not sure if I would say the same about buying.
