I am looking to wholesale the deals I find so I can build more capital quickly before needing other financing. I've created a list of potential buyers but I want to make sure it actually is a deal before turning to a buyer. I'm mainly trying to get help on how to get all the information necessary to analyze a deal before I attempt to make one.

I'm trying to get the hang of how things go before jumping in. I've been looking for deals and trying to scope things out but I'm getting to a stand still. When you find a house that could be a good deal, perhaps through research and driving for dollars, where do you go from there? For example, I found a house that may be an opportunity for investing but I can't find the owners name or know if there is a loan on the house. I just know the house was inherited and a quit claim deed was recorded. Where would I go from here? What are the following steps to take?

Hi All, 

I'm about to form my LLC and before I do I have some questions. I live in CA, my mom and I are business partners. Would it be good to register in CA or register somewhere else for tax ramifications and fees? We will mainly begin doing business here in CA but would like to branch out to FL as well in the near future. Also, I've read that as an LLC that needs to keep money in the business account for re-investing, it may be beneficial to opt to be taxed as an S-Corp. Is this a good option?

On another note, has anyone had success using Legalzoom to set up the LLC?

I'm a new, aspiring investor. I have wanted to do this for a while but now that I've got information in my pocket and more at my finger tips I'm ready to jump in! I'm going to try wholesaling first and then maybe flipping and rentals once I build my cash reservoir.
