I have to agree...Run with that check and don't look back. We do CFKs quite often and the amounts range from $500 to $2000 on average - $5000 is the largest amount I have heard of for a CFK transaction. Usually the faster you are able to vacate the higher the amount will be so that may in part account for the short time frame.

Hi Dick - It really is a beautiful place here, I love being so close to the coast... The market here has been interesting, I would say some very specific areas have been insulated from enormous price drops (Pebble Beach, Carmel, etc.) although they have seen a decrease. That being said, not a whole lot of sales are happening in that area.

The areas with the biggest number of sales (primarily REOs) would be right next to Monterey in Seaside and Marina (including the Fort Ord area you mentioned). Less than 30 miles south in Monterey County the city of Salinas has been hit extremely hard with foreclosures and has subsequently seen a large number of sales as they get turned around and put back on the market - huge price drops in all of those areas have really drawn investors in as well, so much potential for rental property at bargain basement prices! Further south in Monterey County (read: inland, geographically speaking) has also been hit very hard with foreclosures. Those areas are agricultural (known as the world's "salad bowl" because they grow so much lettuce) and as farms slow down and lay off workers they will continue to see the downward spiral.

Even with such large price drops in some of these areas it is amazing to see how many people still can't afford to get in as home buyers, perhaps a lot more price adjustments are in our future.

We see this exact thing on a daily basis in property preservation - they will take anything and everything. We just did work on a house where the owner had told several day laborers he had hired that he was walking away from the house and they could have anything they wanted. They took everything - all cabinets, toilets, sinks, front and back doors, the deck on the side of the house and even the light switches and outlets. At another house a tenant who was receiving a CFK settlement to move out decided to dig up a tree he planted and cut into a gas line. PG & E had to block a section of the neighborhood off to get it under control. What a mess.

Hello all,

My name is Melissa and my husband and I have a construction company on California's central coast in Monterey. I'm joining the forum to keep up to date with everything real estate-related and also to find and interact with others working the property preservation side of things. We have been working on REO properties for the last year and a half since the construction business took a nosedive here and I would love to hear from others who have done the same or answer any questions about it for those who are not familiar with that part of the business yet.
