I'm in Saint Louis City. It attracts tenants and gives you one up on the competition. In that demographic the best they can do is tear up the door and flooring moving it in and out, and it will leak. At $500 new with warranty I do it.

First. Be consistent. Fair housing laws.
Once you've covered that, think about your potential renters and the class of property.
You can hold A and B to a certain credit score. C probably not, and D not at all.
Mine are all Cs. I don't care about credit score itself. I look at WHY the score is low. Medical, student loans, no problem.
More important is the criminal background. No violent felonies, no dealing.
Checking with past landlords is not worth the trouble imo. The tenants lie, the "landlords" lie.
Employment steady, income steady. Those are the rent payers.
