I’m creating a webinar to help landlords with the focus of what I wish I knew when I started. I’m wondering what areas part time landlord are having the most issues are.
I’m open to hear from any size landlord as well.
I’m not just collecting info here, I’ll gladly reply with my opinion to help ease the issue. :)

Well, for all landlords big and small, the largest issue is probably the timely collection of rents. We've been doing this for quite a number of years and haven't lost any rents due to this point but it sure does get challenging sometimes. Not sure why people always expect they would have to pay the entire amount for gas or groceries but when it comes to rent they think there's some flexibility there. As we advance in our landlording experience, we've become more willing to post notices and hold a harder line with delinquent tenants.
