True. Like someone said earlier it’s just better to find someone with the same lifestyle and compatible with me. That way I don’t have to put it on a lease. 

That makes sense, I’m definitely going to be really picky with whom I rent to. I’m doing this for extra income so I can be picky. It’s something I want to try not something I have to do so I can be very selective in finding someone with the same lifestyle.

 Why control someone's life to that extent? Its illegal to enforce these kind of restrictions. You have to allow people quiet right of enjoyment when you rent out the place. Its a legal requirement in most cases, and I hope you have better things to do in your own life than worry about who is screwing whom....

It’s not illegal if they agree to it on a lease... but yeah finding someone to agree would be the real challenge for sure.

Standard Lease Agreement in VA allows unauthorized guests for up to 15 days. I am sure CA would have some stipulation in their standard lease agreements similar to that. Anything beyond that requires them be part of the lease. I am not sure how you can object to a friend spending a night at your place.

 Oh ok, I’ll find out what it is if any in California. It would be great to have something like that. Like I said on another post sometimes is ok but if they’re practically there all the time then that’s not acceptable.

 Yes we still have the flower festival. I love this little town. 

Yeah I don’t want be morality police but I don’t want to have more than one roommate especially if the other isn’t paying. Occasionally it’s ok but if they have overnight guests more than not then I don’t want that.

Yeah I have blackout curtains so that will be perfect for day sleepers. I’m also very quiet so that wouldn’t be a problem.

 I recently learned that there are a lot of people in my area that rent rooms to travelling nurses and other professionals on a month to month basis. I'm leaning toward doing this for now to get my feet wet and to save up cash for a larger DP on a rental in the future.

I've seen some agreements online but haven't seen one that specifically says no overnight guests allowed. I want authorize guest but they have to leave by 10pm (typical curfew in my neighborhood). What do you think?

So this 20k is a number I am willing to risk. It will hurt if I lose it but I won’t be homeless or be in a bind. Anything more than that will require me to dip into risks I’m not willing to take yet. I’m definitely looking outside California. So far I’ve only been looking at Las Vegas... but I am open to other locations.
