@Bjorn Ahlblad thanks for this info! I’ll try to get the info and post so I can get some insight from this community. My ideal purchase price is no higher than 1.5, but even that makes me uncomfortable since I’ve only dealt with single family homes and this is new to me. I’m currently also evaluating another deal that is 8 units, but it’s two 4-plexes and could be purchased separately and therefore wouldn’t need a commercial loan. I’ll go through everyone’s advice here and check out some of the calculators people mentioned.

I’ve only ever owned a few newer single family home rentals in master planned communities that were low maintenance and easy to rent. I’ve now found a 15 unit complex in my neighborhood that I love. I’ve read enough posts and blogs to feel fairly familiar with acquiring a loan, and feel confident in managing the property. My question is, do I evaluate the deal the same way I would a single family home rental? What are some of the big differences? The unit generates 140,000/year in rental income, but is listed at 1.8 million. The unit is over 50 years old and I’m planning on having quite a bit more maintenance than I’m used to and having to do quite a bit of remodeling while i have vacancies, as there is good potential for increasing rents. Thanks for tips and advice!

I shouldn't have said rentals; one of the rentals has renters on month to month and I'll likely wait to sell until they move out. The other will be vacated at the end of August. I'm just looking to sell the properties once vacant.

I have a couple rentals I am looking to list in Summerlin. I'd like to find just a flat fee mls listing. I am a realtor in Phoenix and licensed in Nevada, but would like to avoid paying realtor and mls dues in Nevada for just selling a couple rentals. I'd appreciate it if anyone can point me in the right direction or offer any other insight (perhaps just fsbo would work with the way the market is?)

We used to have very nice bushes along the wall that completely covered it, but the tenants over the last 15 years didn't take care of it of course. However, they didn't take care of the yard very well and miraculously the bamboo never really grew anywhere else except for the opposite side of the creek and wall. It's just been frustrating because the creek has never been an issue until now, when it matters most of course.

The address is 1028 Stonekirk trace, Lawrenceville. We haven't considered building a fence; I think it would make the yard look much smaller. We have thought about getting rid of the bamboo that grew on the other side of the creek, but then you lose all your privacy.

I'm helping my parents sell a home in the Atlanta suburb of Lawrenceville. From what I understand, the market is hot and the house is priced well. We've done new flooring and paint inside and the feedback has been very good. The problem is the backyard; there is a small goldfish pond and creek that is preventing people from putting in offers. We've never had any issues with it and neither have any tenants that have rented it in the last 15 years. The price has been dropped but no offers yet. We've had a lot of showings but no offers. Does anyone have any suggestions on what we can do aside from dropping the price further? I'm not very familiar with the market and I'm surprised that this is such a big issue; we definitely didn't expect to run into this problem.
