It's a million dollar property thats free and clear, elderly couple that wants to sell that might consider seller financing. The heirs are well off and don't need the money from the sale. I was thinking that might convince them to sell it to me if I added equity in the assisted living business

Does anyone here have experience buying a property seller financed, to turn into assisted living ?

To convince a seller to seller finance a million dollar home to me, would offering an equity position in the business only until the property is paid off make sense ?

Any tips on how to structure this offer welcomed.

Hey BP ! 

I am starting up a holding company and LLC with Prime Corporate Services. I am dividing my Real Estate investing company into three groups ( Fix n Flip, Wholesale/ Lending , and Buy and Holds) each with their own LLC. I have partners specifically dedicated to Fixing n flips, and partners focused on being lenders and raising private capital to leverage.

My question is, does it matter who is a member of my holding company? Should it just be myself for tax purposes?

How do you differentiate a partner in your company from a partner in one income stream ?

I'm not sure if this has a name , but what if you either decreased or waived payments in the way the bank starts a pre-foreclosure process. They will start to accumulate back payments while they figure something out? But they need to pay you back

Or , give them 60 days to find a cheaper building and end their lease agreement early for a fee. {They probably won't find a cheaper or as desirable place}

It's hard, but your business can't run properly if you have to sacrifice your boundaries and rates because someone else's business model is suffering. I would always exercise compassion, but you are a business owner at the end of the day, so present options you are comfortable with.

Hey Alan, 

If you have a business plan, you might want to look for partners first, form a holding company and an LLC to put all your business expenses and profits under.... then look for Private Money Investors. I think you're combining those two things into one. A partner could be financially invested in the business, but a partner is different than an investor.

A Private Money Investor will look at the details of a business or transaction, and their ROI, and say yes or no. These are people that want to put their money into a cash flowing asset than will bring more value than the stock market, and not have to worry about it . You might talk to these people a few times a year.

A partner is putting just as much heart, sweat, and tears into the business as you are. They are going to take your vision, and bring their expertise to the table, ultimately helping you do more than you could by yourself. You could find partners at local meetups, by joining private mentorships or exclusive communities, or even platforms like this.

Private Money Lender ! 

Fix n flippers need you to fund their deals and you can charge 10-12 % interest for a 3-6 months time frame, then pull the money back out, REPEAT. 

Wholesaler's need you to fund their closings so they can assign their deals in states that require assignment disclosures .

You can be an investor in other people's short term or long term rentals and request an equity position in the property.
