If you want to save any web page, or any page into a PDF file. download a free program called Cute PDF printer. It creates a printer that saves files to PDF format. Hope this helps.

Hi everyone, Newbie here

What are some of the general factors that affect rental markets in certain cities? I'm guessing:

1. Unemployment rates
2. Local Businesses
3. Local foreclosure rates?
4. How many other rentals are nearby? (supply and demand)

Anything I'm missing?

Thanks Jon for the quick reply. Your help is greatly appreciated. I just wanted to make sure of the guidelines so I never end up breaking any laws. I do plan on living in the fourplex, just not forever!

Just would like to add to what Jon was saying. The $500k tax exemption on the capital gains is if you file jointly as a married couple. If you're single like me, it's $250k.

I'm entertaining the thought of using an FHA loan to finance a fourplex that will cash flow when I move out(if I can find one where the numbers work out with a low down payment) and then move into my first single family home afterwards with a conventional loan.

Is there a specific guideline for how long the owner must occupy a property bought with an FHA loan?
I read somewhere as long as I can prove my "intent" was to live there. I don't know the details of that.

Hi all, this is a repost from earlier as I think I may have posted in the wrong Category.

I'm contemplating purchasing a SFH and renting out the spare rooms or buying a fourplex and renting the other 3 units out.

I don't have much experience to go on, but after running some spread sheets It seems like I would have more cash flow getting a 4br3ba(or more) SFH and renting out the individual rooms, than I would get on the Fourplexes in my area.

Do SFH's appreciate quicker than Fourplexes?
Are there any benefits tax-wise for chosing one over the other?
Has anyone had experience with renting out spare rooms that can give any input or advice. It would be appreciated. Thanks so much in advance.
