Best to double check their requirements! I believe they are very strict with STRs and properties allowed are minimal.
The city is very pro-hotel/resorts.

As everyone has said, changing SFD to a duplex would be very difficult (likely not a possibility), but there are certainly SFD that meet your requirements/price range.

Was recently introduced to a new home inspector in the area. 

I haven't personally worked with them, but I did attend an informational presentation by them at my RE brokers office. Other agents have worked with them and only have great things to say. I'm not sure they do such inspections mentioned above, but they may be able to refer you to someone!

Ill be helping my father-in-law manage a property he has near Hinesville GA.

Since I'll be charging a fee for helping him, from what I can tell he needs to put the security deposit in an escrow account.

I've seen A LOT of mixed answers. Claims that its just a checking account and noted escrow and so many other conflicting instructions.

Has anyone dealt with this? What bank, type of account, and does he open it in his name(he won't be starting a business for this single property).

Go to NETWORK at the top of your screen and you can search for other investors and investment groups in your area. You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your area.

Need financing ideas!

Have made many calls, but with little luck.

I've got vacant land and I'm planning to put a tiny off grid modular home on it for STR. I'll need a septic, water cistern, solar system and the house.

Project should be ~$150k or less 

Anyone know who would finance such a project?

All info is appreciated!

Checking in to see if anyone has any recommendations for accountants or attorneys in Northern Arizona.

Currently running a STR and looking into financing for a future STR project (Likely will pursue hard money for the new project)

That doesn't mean it's impossible though, just much more time consuming and capital intensive has been our experience but overall, we think that just improves the project. As you've mentioned, check with your county (are you in Maricopa or Yavapai?) I'm definitely not as familiar with either of those and it doesn't sound like your far enough north to be in Coconino County. I can certainly help you in Coconino, we've even been posting our experience on youtube which has helped a few folks.
