 Hey Meghan, I appreciate all the kind words. I am looking to do a house hack. I've explored most of the strategies and I think this is the one that is best for me to get into for my first property. 


 Househacking is a great way to begin a portfolio. I cant wait to hear more on your success.

Houston is an exciting market—tons of growth and strong long-term potential with that explosive population boom!

Since you're in it for the long haul, are you open to single-family homes (SFHs) as part of your strategy?

Curious—what investment strategies have you considered so far? Will you be handling property management yourself, or are you looking to outsource that? And is this a property you’re planning to flip, or strictly hold?

There are so many factors that go into choosing the right investment path. A good place to start is by asking:
Are you focused on immediate cash flow, long-term appreciation, and equity, or a balance of both?

In my market, the county clerk provides a list of auctions in the area, and the MLS is another great resource. Local title companies, as well as probate and bankruptcy attorneys, often have lists of available properties too. Don't forget to check your local newspaper for foreclosure notices as well.

Are all the properties you own currently in the same market? What types of properties are they—turnkey rentals, fix-and-flips, or something else?

Have you considered investing out of state?

Diversifying can be highly beneficial, but it ultimately depends on what matters most to you in your investments.

If you prioritize higher cash flow and lower risk, then go with option 1. ( cash out refi and buy outright)  If you want faster portfolio growth and are comfortable with leverage then option 2 will get you there quicker, but with more risk. 

I’m not a fan of multifamily. There’s significantly more risk involved, plus the higher tenant turnover can be challenging to manage.
