@Joe M. I worked in Largo/Clearwater on and off for a couple of years traveling back and forth to VT. Thankfully, I was given a tip about a bar selling craft beer (I am from VT after all) in a little town nearby, and I pretty much lived there for the duration of my work trips! I've always wanted to go back but haven't been in 5-6 years, but it's a cool little place. That's why I am looking for a rental/retirement house there!

Hi All, 

I am interested in gaining some market insight, specifically in Dunedin, FL. The goal is to eventually purchase a pre-retirement, retirement home (not planning to retire for 10 years or so) - that in the meantime would be used for airbnb and general vacationing, or potentially as a regular rental as well. Any realtors, locals, airbnb-ers, etc in that area with insight would be great. I am located in New England, so if there are any glaring things to be made aware of prior to purchasing a southern home, or a home located near the gulf, or local airbnb regulations, general landlord friendliness, ease of hiring a management company/cleaners, necessity of flood insurance, etc, please feel free to let me know. Would likely be conventionally financed (open to other financing options, just saying this isn't a "I need to get in with zero dollars" type of question) when it comes to it. No rush to purchase, simply looking to connect with some local boots on the ground at the moment and gain an understanding of the overall market to help me make a good purchase when the time comes. I appreciate any help and insight. Thanks!

Please still attend and meet eachother - it's usually very low key with a introductions and people chatting about what they are currently working on/interested in.

There are two new events listed on the event page, one is in S. Burlington 4-27 (Sat.) and one is for St. A on June 1st (Sat.) in the afternoons.

There are two new events, one in Burlington and one in St. Albans.

All members of BP (I think) are able to create events (click "Network" then the blue "Create an event" button) so please feel free to add events to meet up and introduce yourselves to other RE people in the VT area.

I know some people live closer to the mid-state/Montpelier area, I'm not familiar enough with the area to choose a place with capacity for 10-20 people on any given evening -- if anyone more familiar with that area wants to create an event down there, that would be awesome!

Time for another meet up!

Let's do a Saturday so people traveling don't have to worry about it being during the work week. 14th Star has several craft beers and now has Grazer's there also to for food options.

Meeting up and having some introductions, maybe some updates for those whom have met before, and making some connections.

Who to bring:

- Yourself, and your family/friends that are interested in learning about real estate investing

- Your realtor, broker, lender

- Your contractors/handymen

- What you need help with - funding? finding deals? best ways to move forward?

- Book referrals - what are you reading?

Let people know what you'd like help with, and what you can help them with.

All levels of real estate experience (or lack thereof) welcome... realtors, investors, contractors, lenders, handymen/women, painters, inspectors, etc!

Please invite anyone on BP (and not on BP) that I'm not connected with that has any RE interest or skills!

I would give the non-renewal notice and turn the unit over/get rid of a tenant that is threatening a lawyer because I'm on  my own property.

Keep documentation of any calls/texts/complaints, etc, and what your responses have been. I'm not a lawyer by any means but I'm unsure of how they can threaten a lawsuit if you have responded to the complaints, that frankly, aren't your problem (have nothing to do with safety of building or all systems working). They sound like they are trying to get money out of you with the threats. I'd give them the deposit back based on a final walk through at time of move out to ensure they aren't damaging the unit and let them GTFO ASAP. This of course, is based on the idea that the other tenant probably isn't doing anything wrong and this person is just annoying, only you'd really know that based on your interactions with both.
