Thanks Wayne. So if a loan is secured by property, it always has to be recorded in the real estate records?

I am working with a private investor to fund a cash offer on a property. I am going to sign a promissory note with the investor and secure it by the property. Do I also need to file a deed to secure debt on the real estate records for the county?

I am gathering market research about a neighborhood in which I intend to purchase an investment property. I will fund the deal through a private loan. What type of market information do investors typically care about when deciding whether to invest in a deal? Also, is there a preferred website/company that can take inputs and generate an easy-to-read report of a neighborhood?

Thanks, Daniel. We are pretty equal on assets/income. We had generally thought we would buy our first property as joint tenants, but before we just assumed that was the move, I wanted to make sure there was not a downside we were not weighing. When we scale, we will form an LLC and that entity will build its portfolio.

Hey all, my husband and I are taking the plunge and buying our first real investment. We currently own our primary residence in both our names. What are the pros/cons of putting an investment property in both of our names too, as opposed to just one of us owning each property? They would be single-family or duplex properties.

Hello BP crew! I am a new and enthusiastic investor, looking to make my first acquisition this year amongst the covid-19 outbreak. I am focusing my energy on purchasing an investment property pre-foreclosure, since many courthouses are closed, delaying auctions. For example, I have identified a few properties in Fulton County, Georgia that were listed in the Daily Report for four consecutive weeks and scheduled to go to auction on May 5th. That obviously did not happen, so I am eager and curious to find another way to purchase the property, maybe contacting the lender who foreclosed on the property? From what I have seen, these properties are not listed on the MLS. Any advice is welcomed! I have the time and the energy to allocate to purchasing my first investment property, but I am struggling to figure out where to go from here.
