Thank you @Doug W., @Ryan Boyce and all others who have given me great advice. I will look for another Realtor on second project but give this current Realtor a chance on the current property I have listed. I have contacted my Realtor about my list of grievances that you all have helped me compile and will have a conversation with him tomorrow. I will keep you all posted about what happens! 

Again, thanks for all of the great input. The realtor suggested taking it off of the market for a few days and relisting it at the new lower price.  Any thoughts? 

@K. Marie Poe thank you for your input. You may be right right about my agent. I have recently gotten my real estate license, but where I am investing is out of the area that I service. I am VERY VERY new to business but I know that what he is doing is not what I would do for my clients.

@Curtis Yoder like your strategy. What I need to learn is when a property is sitting the money isn't working for me. These are opportunities lost. 

There are  many things that I agree with as well. 

-3/1 is a horrible lay out.  The next project I am working on is a 3/2.5

-There are too many pictures and the pending status certainly is not helping me

-Pricing slightly lower than comps is the way to go. 

-Social media would not hurt me and I have to push my agent to do more.

I appreciate all of the suggestions. I have take a long hard look and adjust my strategy. I have few holding costs so if it does not sell after I have made adjustments I will rent the property. 

Well said @Jonathan Godes. I think you hit the nail on the head. Thanks for the insight. 

The Zestimate might not but the comps justify the listing price.  Zillow gets a little confused becasue it was pending at one point.  Not sure how to clear the Zillow data.

There have been showings at least once every 2 weeks. The market is much slower than the Nothern VA area.

@Troy Fisher it was becasue of funding. She had no legal way out but I did not want to pursue taking legal action.  You are right about over improving the property. I tried to stick to the 70/30 but budget got out of hand. 

@Arissa Pedroza I hope to get some feedback from the Realtor.

@Jeff Copeland I do not have a company facebook page because I do not have a company yet.  Love the idea of the before and after. Somthing that I will certainly look into.
