Hello, my name is Megan and I'm living in Woodstock GA. I've done an absurd amount of research on Wholesaling and gathered many members needed to close deals but would love a partner to work with to bounce ideas off of and keep each other on track to our goals.
Message me if you would be interested in this and I'll get back to you as soon as I see it! 

So, I've done my homework, attended every seminar, taken math classes in college just to aid me in my Wholesaling endeavors but I have hit a road block!
I can not find a title company willing to close either double escrow or assignment of contract transactions. I'm incredibly frustrated and hoping someone here can send me in the right direction or at least tell me a better way to search for one.
I live up highway 575 near Marietta Ga. Any advice, help or condolences would be greatly appreciated!

So, I've listened to many podcast and attended several seminars on the topic of "wholesaling". When I say Wholesaling, I mean where a person puts a house under contract and sells the rights to the contract to an investor. I know the basics and have even met with local contractors and real estate agents to discuss the best way to estimate rehabs and find accurate comparables for the ARV but I am searching for books I can read that really get in to the nitty gritty of what is necessary and what I'll need to understand about laws and such.
If anyone has any recommendations that would be great! I live in Atlanta, GA if that helps with which books would be applicable to my area.

@Minou P. Well, it made it easier to read so there's that! Thank you for your honesty and advice. I don't currently have the capital so I'm spending my time educating myself and saving every dime and investing what I save to multiply it. I have the same anxiety towards risk that I think you're having and I've noticed that sometimes it helps to step out of yourself when analyzing a deal and pretend that you are coaching either a new investor or your past self through the process. You'll often find that you know a lot more then you thought you did and that a good deal is indeed a good deal if the math was done correctly. 
I really encourage you to have faith in your abilities and if you find areas you'd like to improve in then pursue guidance but I'm excited for your first deal, don't let yourself keep you from making the future you want!

@Kevin Dougherty, Thank you for breaking all that down for me. The whole thing makes much more sense now.

@Frank Wong, I agree, investment strategies are very tailored for each individual investor. From what I gathered your strategy is, a cheap house for a good deal is turned into a rental and an expensive house for a good deal is fixed up and flipped? 

I would like to know how the characteristics and elements of a property that investors look at before deciding to Fix and Flip or Buy and Hold?
Also, for the Atlanta investors out there, do you notice the real estate investors within your network investing in one strategy over the other? If so, which and why?

Post: Sell-side contract in wholesaling?

I read that if your spread in a wholesaling deal was more than $25,000 profit then you may want to fill out a sell-side contract? 
Can anyone help me understand exactly what this is and why it's encouraged?

Alright, I've got two questions for you all.
1: When I send over the Assignment contract to be signed by my cash-buyer should I set a time for them to get it back to me signed and if so how long after?
2: Is it considered rude or not proper wholesaling etiquette for me to have two cash-buyers who both have been given an assignment contract by me and informed that the first to send it back to me signed will get the house? Of course I would return the earnest money to the cash buyer who returned it second.
