Post: HELP! House sold without knowledge for tax lien

Hi, I have a friend who has s duplex in Georga.  She just found out her house got sold at auction to a company that buys tax liens, with out her knowledge.   The tax statements have been going to the wrong address so she has not been getting them.  She has 15 houses so I guess this one slipped her mind.  Is that lawful to sell her house with out even trying to contact her?  They bought the house for 56k, it is worth 75k.  In order to get the house back, she has to buy it for the 56k + 12k for all their fees. Even if she pays the money, they said that the persons holding the money (sheriffs office) might pay them back for the 56k and might not.   How is this legal???

@David Dachtera, Wow!  Thank you so much!  A lot to think about and research to do.  I appreciate you talking to me about this, so much to figure out as a newbie.  Do you invest in foreclosures?  And if so, do you just look on zillow and truly for the homes?

Hi, just starting to build my portfolio and just had a few questions:  

How hard is it to buy a foreclosed property?  Is it worth it to sign up for foreclosure.com?  Do you have to pay cash? Can I finance a foreclosed property?

Thank you @Jon Q. !!   That makes sense, I will steer clear of these!!  Do you find that the people that  rent the 1 bedroom units don't stay as long as the 2 or 3 bedroom units?

Hi everyone,

I am just starting out in multi family investing. What I am finding is, there are a lot of houses out there but not ones that will make me the CAP I want. Does anyone know anything about efficiency units? I am finding a lot of multi family units that have these and I am not sure if they are a good idea or not. Does any one have any advise in that area?

I am new to bigger pockets and investing.  I wanted to know how people feel on investing in a property that has efficiency units.  Are they for people that won't stay long?  Am I going to have a high turnover rate?  Would love some opinions!
