Post: need to verify paperwork for whole saling

I have acquired some templates for "assignment of contract" and "purchase and sale contract" paper work to do wholesaling deals in Maryland and Virginia. I wanted to check in with the bigger pockets community on weather they are legally up to par for doing business in the aforementioned states. I am still pretty new here so I could not figure out how to (or even if I am even allowed to) upload the actual contract files to my post. So If you are willing to review these relatively short contracts to help a rookie out, please respond with an email address I can send the files to, I would VERY much appreciate the help! Thank you in advance for any help that you may be willing to give.

Thank you for the insights Mike, They are helping me gain a better perspective of how realistic this opportunity is. I am not sure how much the average property in Puerto Viejo costs but this one is 299k and has 10 units available for rental (varying levels of quality). There is the Main house - 2 story - upstairs - 4 bedrooms, 2 bathrooms, 1 kitchen and downstairs there are 4 separate apartments, with 1 -2 bedrooms, 3 kitchen, 4 bathrooms. The number of units makes me think they can cover the cost of the property/renovations but I am not sure how this would affect your initial assessment but I am thankful for any and all feedback provided. I did notice that the interest rates that were mentioned by the realtor were much higher than anything in the states and that was what made me consider sourcing my funds through a JV with another investor. Do you think the Airbnb calculator would work to run my own calculations, if not what would you recommend as the most important numbers to factor into my calculations? This property seems like it is too big to be considered an Airbnb. I have already started building a local network in the area and that has given me some insight into doing business in the town of Puerto Viejo, but I am here to gain insights from more experienced investors with larger goals like my own. I know I am asking a lot of questions and I understand if you're too busy to keep answering them, the feedback you've already given has provided a lot of insight already thank you again Mike!

Hey everyone! I am a brand new investor and I am ready to do my first deal! I recently traveled to Costa Rica and came across a property that has caught my interest and I was wondering if anyone hear has had any experience buying in Costa Rica or over seas in general. I need to have a better understanding of my options for financing and general contracting/construction in particular as well as any other insights that can be provided.
