this was the only insurance company that I could find that covers short term rentals like AirBNB.  Your regular homeowners policy doesn't cover it and a normal landlord policy doesn't cover it either so I have to make these guys happy.       I also have to post "Swim At Your Own Risk" signs and provide rescue equipment.   

I have a house in New Hampshire that I will be renting for vacation, ski season, etc.   AirBNB, VRBO, HomeAway, etc.    I found insurance for the type of renting.   One of my issues is... I have over a thousand feet of river frontage, shallow and slow moving most of the time.  Higher and faster during the snow melt season. I don't expect any rentals during the snow melt season.  

My insurance company wants me to have any renters sign a waiver/release of liability for swimming in the river.   I've been looking on line and see a lot of Pool waivers, or specific activity waivers but not a general waiver for a river situation.  I've asked my insurance company for a sample waiver and am waiting for that. If I don't get one should I just see a lawyer?

Thank you both.  James, turns out that my insurance agency carries Foremost so why I ended up with Lloyds of London I don't know.

I hope I put this in the correct forum, admin you can move it if needed. 

I have a 3 bedroom house in New Hampshire that I want to use for mostly ski rentals as there is a ski area nearby. In a perfect world I would get a tenant who would rent for the entire season rather than just weekly or weekend rentals.  I would also have limited summer rentals, want to keep it for y own use most of the time.

Question, Homeowners, landlord, insurance..

When I was not renting the house my homeowners was just under $800.  In trying to do the right thing I sought a policy that would be appropriate for a rental property.  My insurance agency seemed a little puzzled about landlord insurance then came up with a Policy from Lloyd's of London that was over $2000!  Yikes!  I paid it because I figured that I was kind of stuck and needed to have the proper coverage.

Well, now the renewal has arrived and it is more than $2000 again.  It makes no sense for me to pay this much, I may as well get out of the market.

What do y'all do for insurance and should it cost so much?  Is there a such a thing as landlord insurance?  Can you recommend a company that won't want $$$$$$$$$.    Thanks, ME

thank you both for your input, I have already registered with AirBNB, still have to do HomeAway.  I hear that HA does a better job vetting clients so there is less risk of damage, abuse, etc. But I am going to try all venues for max exposure.

If anyone has any pointers I'd be happy to hear them.  ME

If this isn't the right place or site for this discussion let me know and I'll move on.    I have a property that I'd like to use for vacation rentals, it's minutes from a medium sized ski mountain in New Hampshire.

Was wondering what experience others have had with DIY site like AirBNB, Homeaway, VRBO, etc.    I tried using a local RE agent that specializes in seasonal rentals and got only 2 weekend rentals the whole season.  Also, if you know any other sites that are good.

I am 200 miles from the property but I am in the process of arranging for an on-call handyman if one is needed as well as cleaning folks.     Any advice would be helpful.

Post: Release of Liability Waiver

This is kind off topic but can affect property owners, if I am too far off topic please delete this thread. So here goes.

I have a property in New Hampshire with a few acres of field. I am letting an off road adventure group use the field for camping and social activities for a weekend in June. I am not charging the event planner for the use of the property but I have told him that I want him to get insurance and have everyone sign a waiver to protect me. I want to provide the waiver form so I can run it past my attorney first. I will also be getting an umbrella policy which I need anyway.

My question is, does anyone know where I can get a waiver template? I sign them all the time at sporting events and such but my google searches aren't getting me what I need. I am looking for the type that has the waiver text on top and several lines for people to print and sign their names. Any help is appreciated.

you guessed correct, it's actually Newport which is between Claremont and Sunapee. If you'd like to check if either is willing to take on outside clients that would be great. I am not ready to commit to anything yet but it will help to know what help is available.

@Richard C. it is in west central New Hampshire and Rt91 is my route of choice to get back and forth. I am very familiar with the area from a visitors standpoint, not an investors standpoint. I have talked to one property owner so far but his properties were in the next town over. He bought at the top of the market so he didn't do so well when he sold.

A property I'm interested in is a 4 unit building with an additional 12 small garages right in town, for under $200k.

I do plan to start renting my current property to skiers next winter since we are next to a ski area and I don't ski. It will help to offset some of my costs.
