Thanks for sharing this! My condo was bought for 95k, needing maybe 10k in rehab and now it is rented. It is worth about 135k also.

Hi Derrick, I am also a little ADD and perfectionist. I feel like I need a reward. I stopped eating fast food, cooked more, paid my highest paying interest rate first, refinanced my car, negotiated my car and condo insurance. (I have a foreclose condo I have bought)... It's a tough road, but manageable. I coupon all the time double coupon at CVS and I have read Rich Dad Poor Dad myself. You can do it. I also read "multiple sources of income" great book by Robert Allen. I pay for my flights with mileage points also just some tips.

I am looking for FORECLOSURE deals in Indianapolis, Indiana that I can fix/ decorate/ paint/ buy and sell :) Any help would be great. I am currently getting my real estate license, but I will need a broker in the beginning.  Happy Real Estate Investing!

I bought a foreclosure bank owned condo. I have my nursing degree, work full-time, so I can make mortgage payments. It was bought for 93k, FHA loan, with 3.5k down. Condo was appraised at 120k. You can do it! You have to get a steady job before most anyone will give a loan though :) It is mainly just hard in the beginning.
