Hello,

l am looking for recommendations for a real estate attorney in Oregon (ideally the Beaverton or Portland Area).  Who have you worked with in the past that you would recommend to the folks in this forum?  What qualities do you look for in a good real estate attorney?  What qualities do you avoid?

I want this thread to educate me, but also educate the others in the forum when they need to find a good attorney.

My wife and I are starting a search to buy a condo downtown Honolulu.  I'd like to get people's recommendations on local conventional residential lenders.  Who have you worked with in the past that was responsive and had good rates?

I am a software engineer for SF tech companies.  The job keeps me pretty busy, which is why I look for passive income deals (e.g. multifamily, and always using a property management company)

Hi @Aidaliz Maldonado.  First step is to determine the goal of your purchase.  If the goal is to make steady cash flow, then it sounds like you rightly backed out of a deal where the mortgage and monthly expenses were greater than the current market rent.  There are many other markets where you can get much better rental property cash flow.  On the other hand, if your goal is to buy a house that you can move into in a few years, and avoid paying a higher price later when property values appreciate, and all the while have a tenant pay most of the mortgage, then maybe purchasing an Oahu property now makes sense.   What are your goals?

Aloha Oahu BP-ers.  My wife and I moved here from California from the San Francisco area a few months ago. I wanted to introduce myself and make some connections.  I got the real estate investing bug three years ago, and am steadily working towards my freedom number.  We have 5 rental units so far, and I'm looking to purchase another rental property in the next six months.
