@Ralph C. did you end up investing in a conservation easement?  If so, how do you feel the process went?  Would you do it again?  If you did move forward with the investment, would you mind DMing me which syndicator or firm you invested with?  

@J Scott I am looking into conservation easements as well, and am compiling a list of syndicators that put together such deals.  Can you DM me which syndicator you ended up investing with a few years ago?

I am also interested in finding a good property management company.  I have a 4-plex in Beaverton.  Once I find a good management company, I'll recommend them in this forum post.

I'd be interested in learning if there are other similar funds or well known syndicators in this space.  Can anyone share any names/links?

Does anyone here have experience investing in or putting together oil and natural gas exploration investments?  I have heard that those investments provide sizable tax deductions (e.g. 70-100% of the intangible drilling costs are deductible in year 1, and all tangible drilling costs are deductible over a 7 year depreciation schedule).  That type of sizable deduction could help whittle down a large tax bill.

If anyone has experience participating in this type of investment or knows well-known and respected operators in this space that put together limited partnerships and private placements, please share that info here. 

Most investors on bigger pockets are familiar with the large multi-family value add syndication space.  Names such as Joe Fairless, Grant Cardone, and Mark Kenney are familiar to most real estate investors.  I have invested in those types of syndicated deals.  However, I am less familiar with experienced names/operators in land development. 

Who are reputable folks/firms with a solid track record for success and attention to detail?  What are the well known funds or individuals who put together private placements for land development?  Do folks typically invest in funds that are diversified over several development deals? Or do investors usually participate in private placements for single developments?

Are there any tax advantages to investing in real estate development, or any other tax considerations that differ from SFH or multi-family investing?

I'd love to have the answers to this post educate investors like me who want to diversify their portfolio by investing in land development.
