My 2 cents would be to house hack. It's a great way to keep an eye on the property and manage the tenants without paying for property management.

Welcome Casey!

I am trying to connect some dots here. I am looking at a 4 unit package deal (out of state). I currently have a mortgage on my primary residence.

What would my options be for financing the 4 units? 

If I took out a mortgage on each one, then I would have 5 in my name. 

Do I look for a portfolio lender on this deal and then only have 2 mortgages? 

Or do I only put 2 of the 4 units in my name and 2 in the wife's name, so that we both only have 3 mortgages each?

Any thoughts?

I believe that I had asked for more information in regards to the 2 condos for $15,000 proposition and heard nothing back.

Is this a different post looking for the same reply @Alex Hamilton?

I have heard of this but it was coming a lawyer that was going to help the company I was working for go and get the funds and take some large percentage and what I was hired to do.
