I could. So far there's only one estimate (I'm going to get more). The second HVAC person I spoke with recommended the Ptech - although he would be doing the install. It's standard carpentry from what I know. I'm a little concerned potential renters might be put off by the hotel room style units. Other than that it sounds like they're bullet proof and the cost isn't exorbitant.

Hi, I'm rehabbing a 4 BR 3 bath sfr that needs new kitchen countertops. I'm tying to determine which countertops will have good durability and also appeal to renters. Suggestions?

Hi, I'm in the middle of rehabbing a 4-BR SFR and just discovered that the old AC (which will probably need to be replaced anyway) is not ducted to the upstairs (two) bedrooms. Adding zoned HVAC seems a little exorbitant so I'm debating between a Ptech in each bedroom (hotel-style wall mounted) or a split coil ductless system. Does anybody have any feedback with either and any recommendations?

Hi gang!

Do any of you have recent experience with roofers in Southern Illinois (specifically the Edwardsville/Glen Carbon areas)? I've had hail damage to four roofs (including my own) and need referrals for good, reasonably priced and easy to work with roofers.

I hadn't thought of skipping the lien/title searches - that's gutsy! I'm a buy=and-holder so I'll probably play it safe, even if that means missing some deals. I don't know how competitive my market is but I'm about to find out. Thanks for the info!

Hi BP Community!

I've been trying to lay the groundwork to market to motivated sellers in my area with the intention of buying, holding and ultimately engaging the BRRRR strategy; similar to marketing done by wholesalers. Most wholesalers advertise that they can execute a quick closing. In speaking with title companies I've found that I should expect to close within 10 days if there are no complicating circumstances, and up to a month if there are. If that's the case how are wholesalers promising quick closings? Is 10 days what they mean when they say that?

I'm reviewing our insurance coverage for some small multi and single family rentals. We've been with State Farm for a while. Can anybody recommend an insurer you're particularly happy with - especially in the S. Illinois (St. Louis metro) area?

Thanks for the answers; good advice. I'll run this by my lawyer and let you know how it goes. I think i've persuaded him to lose interest anyway. Going forward though I'll increase my standards significantly with the idea that it's easier to make an exception for an otherwise good applicant vs. a situation like this. The double deposit is a good idea too.
