Hi all,

I've been stewing on how to collect rent online for a while and I've got it narrowed down to Avail or Rent Redi. I'm curious what your experiences have been with either. Also one concern I have is can a tenant use either to make a partial payment ($1.00, for instance) to stave off the eviction process? I think this is a danger with Zelle and Venmo.

Hi BPers! 

I've posted this question before and never did anything with it but I figure maybe the information has changed anyway. I still use the mom&pop rent collection method (mailing checks). But since most of our tenants are under the age of 90 they would probably prefer a 21st Century solution. What methods do you use to collect rent and (if you don't mind sharing) what are some of the pros and cons of those methods?

I was looking into Venmo but if I understand correctly a defaulting tenant can use it to pay any amount ($1.00 for instance) thus forestalling foreclosure indefinitely. Is that accurate and if so are there solutions?

I'm interested in switching to keyless entry locks that can be opened remotely. All I'm finding are web-based, which would run off of the house's (tenant's) wifi. Do any of you use this and how well does it work? Are the cell-based phones that don't require the house's wifi? I'm mainly interested in being able to let in maintenance and cleaning people when I can't be there.

It's embarrassing that at my age I'm only beginning to get a clue of what women and minorities are put through. I've had friends who were assault survivors and victims of various levels of discrimination; from subtle to blatant. This was not my first experience with harassment but it was the first time it had me genuinely rattled. I'm sorry that you and your female employees have to put up with this.

 I hate to admit it but the weird stories can be kinda fun sometimes. Whenever it comes up that I'm an investor I always hear "I couldn't deal with the clogged toilets, late night phone calls, etc...". I always answer "Let me tell you what really happens"! 

I had a car hit a house once (from behind no less) and this is my second sexual harassment situation. The other was a woman and when I showed up to serve her five-day notice she answered the door in lingerie. When she saw I was with a police officer, she grabbed a robe. 

Yes, you're in for some weird stories, but nothing you can't handle. And when you do get stuck, there's this community always willing to help.
