Post: Window in Shower. What would you do?

If your project requires an inspection, be very sure that any new window is tempered glass. Save the paperwork if the window doesn't say tempered. A good inspector will want to see that any window in a shower or bath area is tempered and having the paperwork on hand has saved me in the past when they don't see the word tempered etched in the glass. How did this work out? It would be great to share with everyone where you ended up placing the container home and how your experience has been thus far? Did you rent or sell it?

I've had subs that have really impressed me and I've wanted to show them that if they continue that kind of service I am willing to give a tip/bonus. I think it is a good way to build a relationship. But the work/service really does need to go above and beyond to be worth the tip/bonus. 

This week I had an electrician that I've never worked with really step up and hustle to get through an inspection quickly so we could move to drywall. He got the work done so fast and passed inspection on the first try. I got him a gift card for a nice restaurant. Sometimes a small gesture can go a long way.

I definitely hear what you are saying. I always say that if you are going to work with friends and family you have GOT to spell out the terms up front. I know it is tempting to say "we can hammer out the details later, this is a great deal, send me 100K" but it is way better to hammer out all the details up front. That way expectations are set and nobody gets hurt. That is the key to working with friends and family!

Hi @Nathan Paterson I am originally from Savannah GA and I did a rehab down there in 2013 and I just broke ground on another one down there 2 weeks ago. The market seems strong there right now. Happy to connect and share my experiences if you are still thinking of taking on a rehab in Savannah.

@Kimberly T. I currently live in Bethesda, Maryland in the DC suburbs. We live in Bethesda because it is close to the school where my wife teaches and she did NOT want to spend her time sitting in a car commuting. We have 2 young sons and there are many parks and recreation activities in the area too. We are still close to DC and can jump on a bus and be in DC in minutes. 

For my real estate business I am licensed in "all three" as we say...DC, MD and VA. Most of my rehabs have been in PG County MD and DC proper. Frankly, I just accept that driving around and being in my car is part of the real estate gig. I recently traded in my big SUV for a smaller SUV with much better gas mileage and that has been amazing!

So really, as with all real estate, it comes down to location for us and where we decided to live. Hope this helps!

Hi @Tiffany Smith and welcome to BP. I've been listening to the podcasts for over a year and I am finally jumping into the forums. I've learned a TON listening to the podcasts, can't recommend them enough. 

I am currently under contract (with partner investors) to buy two 4-unit buildings in NE DC's Trinidad neighborhood and I have my eye on another. One was on MLS, the other was off market. I had success over there last year with a 4-unit on Holbrook Terrace as well. The say the trolley may start running in May which I think will only continue to change that area.

My father has a DC licensed crew and they do a great job and they are reasonable. His name is Mike Dillon Sr. with Dillon Design Build, LLC at 912-313-8666. Hope this helps!
