I'm just on the other side of the mountains, approximately 20 minutes from Buena Vista in Amherst. I know the  Buena Vista area ok, but not so much the RE market there. Most of my properties are in the Lynchburg and surrounding area.  I haven't found too many folks from the area on the BP site just yet, but it's growing. Are you in the area often? What exactly are you looking to find? Not sure I can help, but thought I'd let you know there was someone in the extended area.

Welcome to BP Autumn! I am also in the Central VA area...closer to Lynchburg. I'm not aware of any local REIA groups to us either, but there is a growing number of BP members in the Central VA area on the site. Glad you have joined us. The site is fantastic. I am primarily a buy-and-hold guy, so I may not be much help to you in the wholesaling area. But would be glad to help with questions on rental investing where possible. Again, welcome!

Welcome Harry. Best of luck! Best advice to offer...don't listen to anyone negative unless they've actually been there and done it! There will be plenty of naysayers telling you what you shouldn't do in life, but the only ones worth listening to are the ones with real life experience. BP is loaded with the latter. Use the phenomenal resources here. Great posts and plenty of the "real life" experience here that are willing to help 24x7. Cheers and best wishes in your journey to financial success! Makes perfect sense. You're in the right place. Read as much as you can here on BP. There are tons of threads here that can help educate and prepare you for that first step. I don't know much about the Roanoke area market. I have only occasionally ventured that way when searching new opportunities, but have never actually bought there. So I may not be able to help you on that particular market, but would be happy to answer general RE questions.

SFR's are a great way to get started and even for long term investing, but don't rule out smaller MFR's (duplexes and quads) starting out. There are advantages and disadvantages to both, and it really depends on your situation and objectives. Either way is a great way to build wealth with time and persistence.

Again, don't hesitate to ask questions. There are many experts on the site. Just jump in and search or ask away. Best of luck to you!

I offer a question, why not do both? Consider taking community college classes toward a business or real estate degree to keep the cost down. There is nothing stopping you from also working while in college and possibly working toward an career in real estate. Either way, you will have multiple options. Why tie yourself to only one or the other option, when you can have both? You seem very smart and ambitious, put that ambition to work for you. Give yourself as many options as you can in life. You may not quickly find that $20k investment that lands you$1k per month, so why not have a backup plan (yes, a college degree J.O.B.), that can make you as much money as possible until you do find it?

If it helps, I had the same thoughts many years ago at your age. I got a four year degree in Computer Science, and have always been glad I did. I paid for it on the ten year payback plan, so no silver spoon. And no, I don't still write computer programs, and haven't for years. I also built my first house at 19 yrs old, while in college. It wasn't easy. My parents thought I was crazy, and I'm sure they had a few sleepless nights over my eagerness to succeed at such a young age. I now also own a good number of rental properties, and have been successful at both a J.O.B. and REI. I learned many hard lessons over the years, but was never sorry I went to college (or that i got into real estate at such a young age). My point again, give yourself as many options in life as possible. You are young and capable of much more than you may realize. Neither a college degree or investing in real estate will be easy. Life will throw you many curves over a lifetime, and you may need all of those options at some point. So why not do both?

Welcome to BP. I'm also in Central Virginia (Lynchburg area). I started much the same way in RE. Upgraded my own homes essentially through several live-in-and-flips. I moved onto developing several small land deals, a commercial property, and eventually got into my niche, which is owning multi-family rentals with early retirement as the end objective. Best advice I can give you starting out, find your niche and run with it. Learn as much as you can on BP, it'll save you some expensive early RE "life lessons". There's a ton of information here from very helpful seasoned investors. Ask lots of questions. I wish I'd found it years earlier. Welcome to the site and best of luck!
