@Maria McCreless, Thanks for your insights!  That is consistent with what I have been hearing from other property managers in the area.  Everything going up seems to be luxury units, and there will always be strong demand for more affordable rentals.  Given the proximity to campus, the school has a vested interest in some of these neighboring communities - they're bound to get better over time.

I agree that parts of Frenchtown are pretty rough. The properties I am looking at are on Georgia, which seems ok, south of Brevard and a block from campus.  I have the same concerns regarding the student housing market having seen the amount of building taking place.  Thanks to both for your insights

Hi,

I am an out of town investor (Maryland/Virginia) with a townhouse in Tallahassee, purchased for my son who was a student at FSU.  I am now looking at purchasing additional properties and was interested in networking with other investors in the Tallahassee area.  I am looking specifically at some properties in Frenchtown area (within a block or two to campus).  I'd be interested in hearing some local perspectives on that area and in the Tallahassee student rental market in general.  I know there are a lot of new student housing units coming to market, so am somewhat concerned, but proximity to campus still makes the properties desirable, as there will always be students looking for affordable units close to campus.  Any insights or perspectives would be much appreciated.

Hello everyone,

I am a new member from Northern Virginia, focused on investing in Baltimore.
