Why would you only want to get into an investment to break even ? I believe a duplex is a great opportunity though to start off you could live in one half and rent the other or other possibilities. You could look into a hard money loan in order to finance the deal and go about it that way or even look into private lenders that want to get involved in your project. Good luck hope to hear some good news about your deal.

This is an awesome question ! I am currently working on my first wholesale deal and after this is completed I want to get into a multifamily property investing.

I am new to BP but I truly feel like this resource has allowed me to meet so many people that have great insight on deals.

I have been living in this market for awhile, but recently I became active as an investor. I have been seeing a lot of deals going down in the game.

Currently I have a property under contract surrounded by the ever growing downtown Greenville, SC. The property is in an area where the surrounding homes are being rebuilt and renovated. This house needs about 60-65k in repairs, the purchase price is 80k, the ARV of the property is 212k, but this a low estimate. I would like to open the opportunity to wholesale if the numbers work.
