Post: Assumable Loan or Purchase Price

Hi there, I am looking at a property that says it is an assumable loan for $1.7 million (if I were to get approved of course) but then the listing price of the property is $4 million. If I were to assume the loan, does this mean I am paying $1.7 million plus the $4 million or does it mean I only have to pay $1.7 million for the property?

Thank you for all your help in advance, I am just a bit confused on this.

Quote from @Givo Aghasi:

Hi @Account Closed Most alternative lenders can go up to 75% LTV with a 650+ fico. NO DTI or tax returns. Subject property must be 70% occupied and DSCR if loan amount is greater than $750k. Can close as individual or entity.

Thank you very much!!

If you are looking to just purchase the property than a DSCR loan is what you need, as previously mentioned. However, you mentioned hard money so are you looking to do renovations then refinance into a long term loan?

Renovations are not needed, maybe a couple upgrades here and there I could do to the units to increase the value but that isn’t necessary at the moment.

The ones I were considering and doing my research on range from 16 to 20 units.

Perfect. Are most of them leased out? Is the property in a rural area? How much are you planning to buy it for?

I will reach out to talk more in detail, thank you.

Thank you for clarifying! I wasn’t aware this one was more for residential. I appreciate your response very much and I will do that.

Hi there! I am looking for a large loan where I can purchase a very big apartment complex. I want the loan terms and payments to be based on the monthly cash flow the property is bringing in rather than any personal income. Does anyone have suggested lenders, private lenders, or hard money lenders I can get in contact with regarding this?
