I sent you an email Teresa:-) And thanks for the tip Kevin, I certainly am not shying away from any strategy its just that I choose to get that up and running and if I find any fixer uppers, will certainly aim to wholesale those or perhaps even rehab. But there are several no-money-down techniques you can employ to purchase muti-fam/unit bldgs. So don't shy away from buying and holding either.

Thanks Dale, and WOW, those 15 F&C homes was a find. I'm trying to figure out how to find other investors in my area, been able to take a few classes and still studying. But don't want to be stuck in analysis paralysis so I am all ears as to any recommendations you might have.

Hi everyone, I am new to this forum and looking forward to reading through as many of the posts as I can and gleaming for you all professionals. I'm a 1 year recent stay at home mom and I began studying about the RE investment field about 4 years ago. I was in the military at the time so didn't have the time (moving around a lot and tons of training) to really get going. Well, i'm at home with my 1 yr old and looking to primarily purchase income property (duplex to multi unit apt bldgs) using creative financing. However that doesn't mean I won't do wholesale deals or partner up to do other things so keep me in mind.

I am looking for a buyers agent in the DC area, who also invests, so that I can get moving. I'm hoping to purchase at least 2 bldgs by the end of the year. So if you have any recommendations for BAs in the area, i'm all ears.
