I got that book as well, I have probably 5 books on apartment complex inveting/commercial real estate. A lot of people(investors) tell me to find an area of real estate you like and stick to it. I have to say apartment complex investing is my favorite subject. The book has good information, another one is Commercial Real Estate Investing 101 by Dave Lindahl. You can find that on Amazon as well, plus it comes with some nice free bonuses.

According to Marcus and Millichap apartment complexes are still holding as long as they can make it through the toughest year we will face yet in 2009 I quote from their website:

"The challenge will be getting through 2009, which will require exceptional tenant retention, aggressive marketing at the property level and an unwavering focus on operations."

What I am getting at is that a lot of people that lost their homes, like the one you are sitting in right now reading this post, have had to downsize and move into apartment complexes. Plus echo boomers(such as myself), who had a huge impact on the election, will be moving into apartment complexes very soon.

I am pulling all apartment complex investors/owners to network together, to come together and fight our way through 2009. To keep asoon to be fragile but extremely important part of the economy up and running, to keep up the properties, to buy more properties, and to keep the sanctuary of these foreclosed home owners to the best of our abilities.

The hush hush word as I found is that there are several ways to fund a deal with bad credit. One way is private(angel) investors or private money. Its a little bit of a harder to qualify b/c you need a bit of a buisness plan. Buisness line of credit, you do need credit.

Yeah the seller of the property is the owner. I recently have been getting mentored by someone who owns 3 apartment buildings, and I have know for awhile. It just felt like I had hit a brick wall b/c I didnt know to get financed or how to get credit. A recent idea included getting 80% ltv loan, then blc at 20%. Still doesnt cover the closing costs or due dilligence. So I was hoping to find a partner, or an angel investor to help me cover what I couldnt put into the deal with a percentage of return. Or split of profits.

I did post on another forum regarding the financials, almost willing to walk away because the broker notified me that the seller isnt willing to put up 5 year tax return. But at a price in upstate ny at 3.75 mill, NOI 402K, its a great deal. Even though the seller has 800K left on loan.

I am most desperate, I live in an area where real estate is almost unknown/slow growth, I want to purchase an apartment complex a half hour away from me but dont have the funds. Some body please help me.

My question is how do you find investors willing to do this? The nearest investment club has usally a couple people attending, then I looking at an hour drive to the next one. I wouldnt mind partnering with an investor to do a JV and to be a mentor. Its been so difficult to be able to find. So when you guyews atalk about investors money, where do you the resources, find these investors willing to put up their money?

I for one was in the navy, stationed on the USS Gunston Hall as my last duty station. And my I comment I beleive we have come a long since vietnam. Instead of disowning drafted men and women we now welcome them back.

The war Bush has gotten us into is propably the most expensive and unnecessary war of our generation. But still we fight and I know Obama will regain the focus on the real culprit Bin Laden.

I still believe Suddam Hussein was the right person to govern those crazy people. 1 trillion dollars has been used that could go for healthcare such as cancer, our schools and colleges, and most important jobs.

So I am sure when I say that when you were in the armes services you proudly served your country but not Bush.
