Money Options

This may be a repeated topic but I decided to go out and ask it myself. What are the other options to purchase an investment property(repairs needed) besides a Hard Money Loan. So far, all I've heard about is the hard money loan and I am a little weary of the fact that if I get a hard money loan and can't repay it in the short term allowed, I lose the house. Thanks in advance for any advice!
